VIRTUAL FLOORPLAN DESIGN SERVICES
Dave specializes in creating well-designed floor plans through advanced problem-solving skills. With years of experience as both an architect and builder, he has developed a sharp eye for quickly identifying spatial issues and finding effective solutions. Leveraging this unique expertise can help virtual clients avoid future regrets and design a beautifully functional home. The Floor Plan Review options are independent services aimed at assisting clients in refining and enhancing their newly created floor plans before construction begins. Before the one-hour virtual consultation, Dave reviews the submitted floor plans and prepares redline notes highlighting areas of concern. He then creates loose overlay sketches to illustrate practical solutions. During the appointment, the notes and overlays are discussed, and the final deliverables are emailed to the client. The goal of floor plan reviews is to enhance the newly designed plans by identifying challenges and offering solutions while the project remains in the planning phase, rather than waiting for issues to arise during construction. Please note that these services focus on helping clients recognize spatial problems and explore potential solutions for newly designed floor plans through small yet impactful modifications. It does not include the creation of new floor plan drawings. Completed floor plans and design sets are only available through the Full Service Design option.
FULL FLOOR PLAN REVIEW
The full floor plan review is designed for new constructions or complete home renovations. With this premium service, the entire newly designed floor plan will be thoroughly evaluated during a one-hour virtual appointment. Please note that this review service provides design suggestions aimed at troubleshooting and enhancing your submitted floor plans; it does not offer a redesign service. Make sure all areas and rooms are clearly identified, including cabinets, plumbing fixtures, and key appliances (such as the stovetop, oven, and refrigerator). Use standard floor plan graphics and callouts if needed for further clarity. These elements must be included in the floor plan, as the review is specifically focused on it. If you provide additional information in note form, please ensure that the notes correspond with the details in the floor plan rather than proposing potential changes. The goal of the review is to identify problems noted in the redlines and offer possible solutions, not to create designs for spaces that have not yet been developed. Floor plans (PDF format only) should be emailed to dave@deangelisdesigns.net within one hour of booking. For floor plans exceeding 4,000 square feet, please schedule two appointments. INCLUDES:

PARTIAL FLOOR PLAN REVIEW
This service mirrors the Full Floor Plan Review but is tailored for a maximum of
three adjoining and functionally related rooms, such as the kitchen, great room, and dining nook. This streamlined review is ideal for remodels, additions, or new builds with specific areas of concern.
Please keep in mind that while this review offers design suggestions to troubleshoot and enhance the submitted floor plans, it does not include redesign services.
Make sure all areas and rooms are clearly defined, including cabinets, plumbing fixtures, and essential appliances (such as the stovetop, oven, and refrigerator). Utilize standard floor plan graphics and callouts for added clarity if necessary. These details must be incorporated into the floor plan, as the review is strictly focused on it. If you provide additional notes, please ensure they correspond with the information shown in the floor plan rather than outlining potential changes. The aim of the review is to troubleshoot and propose possible solutions to the issues highlighted in the redlines, not to develop spaces that are yet to be designed.

THE DESIGN CONSULTATION
Design consultation is a one-hour virtual Q&A tailored specifically to meet the clients' needs. While the session may primarily address floor plan and spatial concerns, it can also encompass discussions on finish materials, transition choices, fixture or color selections, cabinet and fireplace designs, ceiling details, and much more. This service stands alone but can also serve as a follow-up to a floor plan review and may be repeated at nearly any stage of the design process. The entire design consultation occurs during the one-hour appointment through screen sharing by the client. Dave does not review materials beforehand or provide overlay sketches.
